Pre-Sale Inspection Services for Northwest Indiana

What is a pre-inspection?

A pre-inspection is to help you, the owner, know what a home inspector will find and allow you to remedy the item before you list or sell your home. This is also good if you want to upgrade your home and still live in it. By doing a pre-inspection we will let you know everything that is wrong, allow you to correct the item, if you wish, and get the most value out of your sale.

This means that I will inspect all of the following, when accessible:

  • Roofs, vents, flashing and trim
  • Eaves, soffit and facia
  • Gutters and downspouts
  • Roof penetrations
  • Decks, stoops, porches, rails and walkways
  • Grading and drainage
  • Foundations, basements and crawl spaces
  • Heating systems and cooling systems
  • Water shut off valves
  • Water heating systems
  • Plumbing fixtures and faucets
  • Drainage and sump pumps (with accessible float)
  • Electrical service lines and meter boxes
  • Main disconnect and servage amperage
  • Electrical panels, breakers and fuses
  • Grounding and bonding
  • GFCI's and AFCI's
  • Fireplaces, damper doors and hearth
  • Insulation and ventilation
  • Garage doors, safety sensors and openers
  • And much more!
